Do you have any Roof Replacement questions?
Below are the typical Colorado roof replacement questions we often get asked.
Roof Replacement FAQ:
- How do I know whether I need a residential roof repair, or replacement?
- This depends predominantly on whether or not the shingles are past their prime years, or the original contractor did their job well. When shingles are still good, they can be repaired if the damage hasn’t affected their entire placement as well as integrity. If the shingles are old and decaying, it’s smarter to replace the roof in its entirety.
- How do I know if for sure I need a new roof?
- Shingles on older roofs usually have around a 15-30 year lifespan. This depends on the quality of the roofing material on the existing roof, and whether or not your roof has been impacted by storm damage. Warranties and lifespans are much better than they were just a decade ago. But for good measure, if a roof 12-years or older it’s best to keep an eye out for repairs or replacement. Curling shingles, evidence of leakage, decaying shingles, missing shingles, wind damage, and visible cracks are all things to look out for.
- Do I always have to replace gutters and downspouts as well?
- If your gutters and downspouts are still holding up and in good shape, the roofing contractors will work around them. To avoid severe damage, we will not remove and reinstall them once the roof is complete.
- What do I need to know before the roofing company starts?
- This can tend to be a noisy process. Once we begin to remove the old roof, you may want to keep you and your pets’ peace and sanity in mind. We pledge to do all that we can to minimize hassle and any inconvenience to you during our new roof installation process, but we can only do so much. Please attempt to park your cars in the street, as our roof removal trucks need to back up as close to the house as possible. If you have a swimming pool, it’s a good idea to close the pool cover, as some roofing debris may get in.
- What if my existing roof is leaking?
- You may not need a complete replacement. Leaks can result from flashing that has recently come loose, or a section of the roof that is severely damaged. Our trained inspectors will give the property a thorough look, and tell you exactly what you need.
- How long can I expect a new roof to last?
- Most new roofs or fully replaced roofs are designed to stay last for about 20 years. The absence of extreme humidity in Colorado is a big help, but the presence of winter can provide some threats to a new roof. However, we will provide you the best warranty possible.
- Do you replace damaged windows?

- Do you replace damaged siding?

- What are the signs that my commercial roof needs to be replaced?
- There are several things that would let you know your roof needs replaced. As far as visual signs, loose flashing, leaks, ceiling spots, pooling water, tears in the EPDM or PCV, buckling and blistering and excessive shingle granules in gutters can all indicate roof problems. Age is also an indicator. If your roof is as old as 20 years, it could be at the end of its useful life. Another thing that can indicate your commercial roof needs replaced is an increase in heating and cooling bills. An increase in cost can indicate that air is leaking from your roof and you should have it examined by a professional.
- My roof is leaking. Do I have to completely replace it?
- A leaking roof is a sign that your roof is damaged, but this doesn’t certainly mean a roof replacement is required. Sometimes leaks are caused by relatively minor conditions, such as loose flashing, or damaged or blown off shingles. Our professional team can perform repairs to extend your commercial roof’s lifespan, as long as it is in acceptable condition. Additionally, some commercial flat or slightly sloped roofs may be prime candidates for a silicone roof coating, which coats the existing roof coating, providing a solvent-alternative to replacement. However, if your roof has many symptoms associated with age and wear, replacement may be the only option.
- How much will my roof replacement cost?
- Every situation has its own challenges that cause fluctuations in price. Many factors contribute to the cost of your commercial or residential roof replacement. Some of these factors include:
- The size of your roof.
- State of the existing roof.
- Roof access
- Insulation choice
- Installation choice
- Membrane choice
- Shingle choice
- Whether your roof is a candidate for a roof coating
- Roof penetrations
- Type of Warranty
- How long will it take Craftwork Commercial Roofing to replace my commercial roof?
- There are variables like weather conditions and product availability that affect roofing projects. Additionally, depending on where you live, your roof may need to be inspected during the installation process. Some cities like Littleton and Denver require a mid-roof or ice and water inspection during the replacement process. This means that work needs to be stopped and inspected according to the inspector’s schedule before the next layer can be installed. However, Craftwork’s contractors will finish your roof replacement- from removing the old roof to thoroughly cleaning the property of any debris and nails from the replacement, in as little and efficient time as possible. Our well-trained contractors will stay on schedule to make sure they are present for city inspections, and will always offer their continuous expertise during the various job stages.
